Floor, Carpet & Upholstery Care Built Around Your Facility.
From routine carpet maintenance to restorative hard-floor care, Getty Team helps facilities protect the surfaces people see—and the investments underneath them. Our approach is tailored to the material, traffic level and condition of each space.
One Facility. Multiple Surfaces. Different Needs.
Carpet, resilient flooring and upholstered furnishings may share the same building, but they should not share the same maintenance approach. Each surface responds differently to soil, traffic, moisture, chemistry and cleaning equipment.
Getty Team evaluates the material, condition and use of each space before recommending a maintenance or restorative cleaning process. The goal is not simply to make a surface look better today—it is to help preserve appearance, performance and service life over time.
Carpet requires soil removal, fiber-safe chemistry and moisture control.
Floor care depends on the material, finish system and traffic level.
Upholstery needs controlled cleaning suited to the fabric and construction.

Effective Carpet Care Goes Beyond Extraction.
Hot water extraction is an important restorative tool, but it should not be the only strategy used to maintain commercial carpet. High-traffic areas often benefit from a combination of routine soil removal, targeted spot treatment, interim cleaning and periodic deep extraction.
Getty Team builds the cleaning method around the condition of the carpet and how the space is actually used—helping facilities maintain a more consistent appearance instead of waiting until the carpet visibly deteriorates.
Routine Soil Management
Frequent vacuuming and targeted attention to entrances and high-traffic pathways help control abrasive dry soil before it becomes embedded in carpet fibers.
Spot & Spill Treatment
Prompt treatment of localized spots and spills can reduce permanent staining and prevent isolated problems from becoming larger appearance issues.
Interim Cleaning
Low-moisture methods can refresh traffic lanes and appearance between restorative cleanings while limiting downtime for occupied facilities.
Hot Water Extraction
Periodic deep extraction removes accumulated soil and residue from the carpet system when a more restorative level of cleaning is required.
Maintain the Finish. Restore When Needed.
Hard flooring can lose appearance gradually through traffic, embedded soil, scuffing and finish wear. Getty Team matches the process to the floor material and its current condition—from routine machine cleaning to more restorative finish work.
Machine Scrubbing
Mechanical agitation helps remove accumulated soil and residue that routine mopping may leave behind, improving appearance across high-traffic hard-surface areas.
Scrub & Recoat
When an existing finish remains serviceable, a scrub-and-recoat process can remove surface soil and wear before applying additional finish to renew protection and appearance.
VCT Strip & Finish
Heavily worn VCT may require removal of the existing finish system followed by thorough preparation and application of new floor finish to rebuild protection and appearance.
Periodic Floor Maintenance
Scheduled maintenance can address wear before a floor reaches the point of full restoration, helping facilities maintain a more consistent appearance throughout the year.
Not every floor needs the most aggressive process. Getty Team evaluates the flooring type, existing finish, traffic patterns and condition before recommending a maintenance or restorative approach.
Clean the Surfaces People Actually Sit On.
Upholstered seating can collect body oils, food residue, dust and everyday soil long before it looks visibly dirty. In offices, lobbies, waiting rooms and shared spaces, that buildup can affect both appearance and the overall impression of the facility.
Getty Team uses controlled cleaning methods suited to the fabric, construction and level of soiling—helping refresh commercial furnishings without treating every material the same way.

Address Wear Before It Becomes a Bigger Project.
The condition of a surface often determines how aggressive—and how disruptive—the cleaning process needs to be. Planned maintenance can help facilities manage appearance over time, while restoration becomes appropriate when routine methods are no longer enough.
Maintain What Is Still Performing.
Periodic cleaning can address developing soil and wear before the surface reaches the point where a more intensive restoration process is required.
- Target high-traffic areas before appearance declines
- Use interim carpet cleaning between deep extractions
- Scrub and recoat floor finish when appropriate
- Address spots, spills and localized wear earlier
- Reduce unnecessary disruption to occupied facilities
Restore When Maintenance Is No Longer Enough.
When soil, wear or finish deterioration has progressed beyond routine maintenance, a more intensive process may be needed to recover the best practical appearance and performance of the surface.
- Deep hot water extraction for heavily soiled carpet
- Removal of accumulated residue and embedded soil
- VCT stripping and application of a new finish system
- More intensive treatment of neglected traffic areas
- Condition-based recommendations before work begins
The goal is not to restore more often. It is to restore only when necessary.
Getty Team evaluates the current condition of the surface and recommends the level of service that makes sense for the facility—whether that means maintaining what is already working or resetting a surface that has reached the limits of routine care.

Have a different facility type? We can assess the surfaces, traffic patterns and operating requirements before recommending the appropriate cleaning approach.
Explore IndustriesThe Right Process Starts With Understanding the Surface.
Rather than defaulting to a single cleaning method, Getty Team evaluates the surface, its condition and the operating needs of the facility before determining the appropriate level of care.
Assess
We review the surface type, condition, traffic patterns, visible wear and any known maintenance history that may affect the cleaning approach.
Recommend
We identify an appropriate maintenance or restorative process based on what the surface actually needs—not simply the most aggressive service available.
Schedule
Service is coordinated around facility access, operating hours, drying requirements and other practical considerations that can affect downtime.
Verify
After service, we review the completed work and use the results to inform future maintenance recommendations where an ongoing program makes sense.
One-time projects and recurring programs are both available. Floor, carpet and upholstery care can be scheduled independently or incorporated into a broader Getty Team facility-service program.
Questions About Floor & Fabric Care?
Every facility and surface is different. These are some of the most common questions we receive about commercial carpet, hard-floor and upholstery cleaning.
What carpet cleaning methods does Getty Team use?
Depending on the carpet, condition and operating needs of the facility, Getty Team may use hot water extraction, low-moisture interim cleaning, spot treatment or a combination of methods. We select the process based on what the carpet actually needs rather than relying on one method for every situation.
How long does carpet take to dry after cleaning?
Drying time varies based on the cleaning method, carpet construction, amount of moisture used, indoor conditions and ventilation. We take facility access and expected drying requirements into account when scheduling service.
Do you strip and refinish VCT flooring?
Yes. When existing VCT finish has deteriorated beyond routine maintenance, Getty Team can strip the existing finish, prepare the floor and apply a new finish system. When the existing finish is still serviceable, a less aggressive scrub-and-recoat process may be more appropriate.
Can you clean office chairs and other upholstered furniture?
Yes. We clean appropriate commercial upholstery including office chairs, conference seating, lobby furniture and other fabric furnishings. The recommended process depends on the fabric, construction, manufacturer guidance and condition of the item.
Do we need to move furniture before service?
It depends on the project. Light movable items can often be addressed as part of the service plan, while heavy furniture, electronics, personal items or equipment may need to remain in place or be moved by the facility. We establish those expectations before work begins.
Can floor and carpet care be added to our janitorial program?
Yes. Specialty floor, carpet and upholstery services can be scheduled as one-time projects or incorporated into a recurring janitorial and facility-service program. Planned maintenance can be particularly useful for high-traffic areas that require periodic attention beyond routine cleaning.
Your Surfaces Don’t Just Need Cleaning. They Need the Right Care.
Whether you need a one-time restorative project or a planned maintenance program, Getty Team can assess the condition of your floors, carpet and furnishings and recommend an approach that fits your facility.
